We had the house inspected this morning by “the Brick Kicker.” =) That’s the name of this dude’s company - some kind of Mary Kay thing for men, where you can “be in business for yourself” but have the training and backing of a national company.
We liked him - he was young, into “flipping” houses (buying run-down properties, fixing them up and then selling for a profit), and a do-it-yourself kinda guy. As he walked us through the house after the inspection, he gave us all kinds of tips and tricks. =)
The news was good - the foundation is in great shape, the house is solid, there are no termites (though there were, and the house was treated 20 years ago with something they’re not even allowed to use anymore because it’s so strong)… The roof needs replaced, but the seller was going to do that already because there was a huge hail storm and half the city is replacing roofs.
I think the most expensive fix we’ll have to do is to either repaint or reside the house - the old wood will start to fall apart, otherwise. We’ll try to get that included in the insurance quote for the roofing (inspector said to give it a shot), but if not, maybe we’ll be able to get the seller to contribute somehow. If all else fails, David *did* paint houses for a summer. =)
We also have to have an electrician go through the house - there are live wires in the crawlspace and the attic that need attended to. The realtor says the seller should be paying for that.
All in all, we have a long to-do list of little things we can fix ourselves to save a whole lot of money, and a short list of must-dos to take care of before we move in.
This whole process has been so quick and so smooth! The only hurdle left is the mortage going through (strange job situation). After that, we only have to pack up and move!
We’re praying about this pretty heavily… and I want to say that everything’s just fallen into place like it has because our God is so good. =) But I know my own tendancy to attribute things I want to things God wants for me. I hate to do it, but I am capable of planning and going through with things, THEN asking the Lord to bless my decisions. I think I’m going to be good and ready to shout his praises when this loan goes through, but in the meantime I’ll quietly thank him for the ease with which we’ve come this far. If you wouldn’t mind, pray for us as well?
